This 240-acre property, originally a mix of cropland and cow pasture, was transformed through thoughtful planning and respect for its natural potential. After a comprehensive survey, we reconfigured the less productive farmland with road frontage into seven buildable lots, ranging from 4 to 12 acres. This approach created new opportunities for future homeowners while retaining 100 acres of the most fertile land, which we sold to a local farmer to continue its agricultural use. Additionally, we honored the existing lease on 80 acres of pasture, allowing the previous tenant to continue utilizing the land for cattle grazing. This project reflects our commitment to adding value and making land accessible while respecting its history and potential.
This 160-acre property, located near Boonville, was carefully maintained by the previous owner as an ideal habitat for deer and turkey. With about 90 acres enrolled in the Conservation Reserve Program (CRP), the land was already set up for wildlife conservation. To enhance accessibility, we installed a new driveway and cleaned up the existing trail system, ensuring the property was easy to navigate. The new buyer, a neighboring landowner, valued the property’s natural beauty but preferred not to maintain the CRP commitment. Understanding their needs, we facilitated the termination of the CRP contract, ensuring a smooth transition of ownership. This project highlights our flexibility and commitment to meeting the specific desires of our buyers while respecting the property’s unique character.
This 56-acre property east of Polo in Caldwell County was uniquely designed for rotational grazing, featuring cross-fencing and a central water source to prevent overgrazing and maintain healthy pastureland. The property’s design, supported by multiple USDA programs, allowed for efficient cattle management and land stewardship. To better serve potential buyers, we divided the land into two parcels, each with a balanced mix of wooded areas and open pasture, perfect for a variety of uses. Understanding that the new owners preferred flexibility over program commitments, we covered the costs to remove the USDA contracts, providing them with unrestricted use of their new land. This project highlights our dedication to enhancing land usability while respecting the preferences of our buyers.
